Building #1 is a 50,000 SF two story, multi-tenant building with the following key features:

- Utilities designed to accommodate wide array of tenant needs such as humidity, exhaust, deionized water, vibration control and more.
- Common spaces including shared conference rooms, collaborations spaces, restrooms, breakroom, and lobby.
The USD Discovery District’s first building is a significant economic development project located in Sioux Falls, South Dakota. The Discovery District is an 80-acre corporate and academic research park and is the first innovation community in South Dakota.
The initial project phase will include spec lab and office space with the opportunity for tenants to buildout custom spaces to meet their specific needs. It will provide a dynamic and collaborative environment for biotech and life science companies.
